Our Sales Process

A) Easy Owner Financing – a Credit Check Is NOT Required to Be Approved.

Here are the steps to get set up on our EASY owner financing:

  • Secure the property by paying the document processing fee (typically it’s $299).
  • After the document processing fee is received, 3 documents are drafted: Promissory Note, Land Contract, Purchase Agreement.
  • Documents will be signed with Signnow.com.
  • Down payment to be paid via secure payment link.  Want to put more money down than is specified in the property listing?  Just let us know!
  • For monthly payments, ACH or debit card are required. There is a 3.9% fee for monthly ACH and debit card payments. 
  • Monthly payments will start 30 days after signing. 
  • A monthly note fee of $12, monthly property taxes (and sometimes other fees like HOA/POA fees), and a 3.9% fee for ACH/card transactions are included in your automated payments.
  • We have a GREAT automated payment system we use called Geek Pay, where you can see your contractual documents and amortization schedule. You can also pay extra toward the property whenever you’d like!
  • Once the principal is paid in full, we deed the property to you within 2 weeks. 

Please note: It is recommneded all payments are made and terms fulfilled before making improvements on the property or living on the land parcel. You are welcome to visit the land anytime and to camp on the land per the County regulations.

B) Cash Purchase

 Ready To Take Ownership of Your Property Now?  Prefer to Pay in Entirety and Forego Payment Terms? Here’s How:

  • Secure the property by paying the $299 document processing fee.
  • After the document processing fee is received, the property will be removed from all marketing platforms.
  • Purchase Agreement and New Deed will be created. 
  • Purchase agreement will be signed with Signnow.com.
  • Once the new deed is notarized, we will provide you with evidence that the property has been deeded to you (i.e. via photo or video). 
  • Payment to occur via bank wire (preferably). We will accept a credit card, Venmo, Zelle or PayPal transaction on some smaller deals.
  • Once funds are received, we will send the deed to the county for recording.
  • In most counties, we can record the deed electronically, so the process usually only takes a few hours.
  • Once the deed is recorded, we will send you a physical and digital closing packet with details about your land parcel, a copy of the recorded deed, etc.
  • PLEASE NOTE: All Cash Sales are FINAL.
