Who qualifies for financing?

Everyone! There is NO application process! No credit checks. You are already pre-approved. Simply put, if you can afford the down payment, we will finance the sale for you. And you may qualify for a lower interest rate if you choose to put down a larger down payment.

What forms of payment do you accept for the down payment and monthly payments?

We accept a variety of payment methods including personal check or cashier’s check. We also accept Master Card, Visa, Discover & American Express. If you prefer to pay by Venmo, Zelle, Bill Pay, direct deposit, or wire transfer, we can get you the information you need to make that happen, as well. Monthly payments are set up and made through our trusted and safe payment processing partner.

How long does it take to close on a property after I make my down payment?

Once your down payment clears, we’ll send out your entire deed package via email using docusing.com (we are going green by saving tons of paper). This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents electronically (online) we will set you up on automatic payments. Once you pay off your note, we will most likely close via First American Title Company (or similar reputable title company) and issue your Warranty Deed along with your title insurance. The county will then mail you the original recorded deed for your files. it’s that simple.

The whole process usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork.

Do I need an attorney or real estate agent?

We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary, but we have done our best to make the process easy for anyone to understand.

How much are property taxes and are there any back taxes owed or liens on the property?

The property taxes are typically current unless otherwise stated and will vary from parcel to parcel. We will disclose the tax information in all of our listings.There are no back taxes or liens on any of the properties sold by MidAmerica Land. The land is free and clear of any encumbrances.

What can I use the property for?

Vacant land has many uses including recreation like camping and RV’ing, agricultural like livestock and farming, or investing to build a future home. The actual use for an individual property will depend on the county and zoning which is included in the description. The county zoning departments can answer any specific questions you have about property use.

Does the property have utilities?

Unless otherwise indicated in the property listing and description, the rural properties we sell do not have utilities. Some may have access to utilities for future development, which will also be presented in the description.

Can I visit the property before I buy it?

Your property isn’t reserved until we receive your down payment. If you like a property and want to visit we recommend for you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% Peace-Of-Mind Guarantee.) We will then provide any maps or GPS coordinates for you to visit the property at your own convenience.

Is MidAmerica Land associated with the other companies of the same or similar name?

No, we are not. MidAmerica Land is a small privately-held business dedicated to our mission of finding and sourcing affordable land for all budgets for our clients to realize thier wish and dream to own their own property in the US. While, there may be many other quality companies that share the MidAmercia name (though, we do not necessarily endorse any of them), we are not affiliated with any of them in any way.

If you aren’t completely satisfied with your purchase for any reason with the first 60 days after closing, simply call us, and we will either exchange your parcel for another one in our portfolio, or refund your note payments up to that point and take back the deed. Once you digitally sign the documents we will set you up on automatic payments in our simple to use payment portal (if financing).
  • Once you pay off your note or if you pay cash, we will file the Warranty Deed with the county. The county will then mail you the original recorded deed for your files. It’s that simple.
  • The whole process can take up to two weeks but we will be in contact along the way.
